When The Bank Says No has been highly commended in two categories at the what MORTGAGE Awards 2025 in both the Best Broker Website and Best Second Mortgage Broker categories. We don’t often take the time to celebrate ourselves here (we’re usually too busy helping people find their “yes” when the bank says “no” after all), but today we’re going to pause and sing our own praises a little.

What Mortgage awards 2025What are the what MORTGAGE Awards?

The what MORTGAGE Awards are voted for by satisfied customers, and in order to make it to the final you first need to be nominated, then shortlisted, then keep your fingers crossed and hope you’re recognised in a relevant category. Us? We were blown away by being highly commended in both the Best Broker Website and Best Second Mortgage categories.

It’s a genuine honour for us to even have been nominated in the first place, but to then make the shortlist AND be highly commended in two categories goes beyond anything we could have imagined. Being highly commended is incredible, but really it’s our initial nomination that shows us that what we’re doing works.

Working with our customers and offering a service that truly changes their lives is the reason we do what we do. We recognise that not all those who need mortgages fit into the typical lending criteria of high street banks. But we don’t think that should mean people should miss out on their dream home. The fact that our customers recognise the services we offer as a specialist mortgage broker as something that’s truly making a difference just encourages us to do even more!

What do the different recognitions mean?

To us personally? A great deal. But in terms of the actual categories…

Best Broker Website

For the Best Broker Website category, it isn’t all about how pretty your site is (although the fact our website design IS really pretty probably helped us secure the Highly Commended result here), but it is also a mark of how functional, logical, and genuinely helpful our website is.

The fact our customers can find what they need on our site, when they need it, just helps make the whole mortgage process so much simpler – and that’s what we’re here for after all.

Best Second Mortgage Broker

Second Mortgages are just one of the specialist mortgage broker services we offer at When The Bank Says No, but we’re proud to have been recognised and to be highly commended in this category.

Second mortgages can be complex, but our team deals in the complex. We take the cases high street banks don’t want and we simplify the process, finding you the specialist mortgage lenders you need to secure the best possible deal for your circumstances.

It’s a joy to be recognised for the services we offer and we’re grateful to the what MORTGAGE awards for both of our highly commended recognitions!

But we won’t rest on our laurels now. The awards are great and they definitely mark a huge achievement for the team, but all it does is spur us on to help more people find their yes, When The Bank Says No.

Emma Jones
Emma began her career in Lloyds Banking Group, first in the unsecured & secured loans department at Halifax and later as a mortgage advisor at Lloyds. During 9 years in these roles and a further 2 years at Yorkshire Building Society, Emma was able to observe the impact of the recession, and how the banks let their customers down by denying loans and mortgages. Wanting to be a driving force for change, she stepped into a market advice role where she has been able to help clients when others couldn’t. Identifying a gap in the mortgage space, Emma went on to establish When the Bank Says No. As a keen property investor, she has been the focus of features in publications including The Sunday Times and This is Money. Emma’s greatest joy is overcoming the low expectations of their customers, many of whom have all but given up on getting a mortgage due. One thing Emma has learned through her own personal struggles is every client must be treated like a human and understood better by advisors and lenders in the industry. “We all have to navigate life events which can ultimately impact your financial status. It shouldn’t mean dreams of homeownership or business growth should have the breaks applied”. Emma and her team’s passion for helping people overcome the challenges they may face when applying for a mortgage have fuelled the success of When the Bank Says No.
